Verna Lutz is a licensed CAM with over 2 decades of hospitality and sales management experience. Prior to joining Sandcastle Community Management, Verna served for 5 years as the Senior Design Counselor for Beazer Homes, one of the top ten largest national home builders. Verna managed the Las Vegas, Nevada division design studio and was personally responsible for over $3.5 million in annual sales. Verna previously owned a direct mail start-up company that she grew into a 2 county advertising source that served over 400,000 families. Verna started her career in the hospitality business and served Marriott Corp for 12 years as the Director of Catering Sales. At Sandcastle, Verna manages a portfolio of Condominium and Homeowners Associations in Collier County. Verna was named the 2011 Portfolio Manager of the Year by the South Gulf Coast Chapter of the Community Association Institute and recognized for her dedication and outstanding customer service to her condominium and homeowners communities.

Mary De Armas is a licensed CAM with over 23 years of comprehensive HOA and Condominium Association accounting experience. Mary is also one of the founding members of Sandcastle Community Management that she formed in 2001 with just 3 associations under management. Within just a few years, Sandcastle had grown to managing dozens of associations throughout Lee and Collier Counties and currently manages over 65 associations. Mary and her accounting team manage in excess of $12M in association funds and are known throughout the industry for their integrity and attention to detail. Mary has a Degree in Business Administration and is a Notary. Mary is fluent in both English and Spanish.

Travor Lutz is a licensed CAM and has over 21 years of progressive, multi-state property management experience in a variety of asset classes. Prior to joining Sandcastle Community Management, Travor served for 7 years as the Vice President of Management for Fore Property Company, a national developer of multi-family properties with annual revenue in excess of $30,000,000 While based in Las Vegas, Nevada, Travor’s responsibilities spanned 7,000 units in 12 states. Previously Travor was the Vice President of Management for The Sterling Group, a multi state developer of apartment communities and self storage facilities for 4 years. Travor oversaw the management of 5,000 units and over 330,000 sq feet of self storage. Travor received his BA from Baldwin-Wallace College in Berea, Ohio in 1989. At Sandcastle, Travor oversees the day to day operations of the corporation and manages a portfolio of Homeowner and Condominium Associations.

Carolyn Oppie is a licensed CAM and a 5 year veteran of the association management business. Carolyn’s career has allowed her to work as an on-site manager for large Master Associations, and to run portfolios of up to 23 communities at one time with combined budgets of over 4 million. Carolyn was awarded the 2010 Portfolio Manager of the Year by the South Gulf Coast Chapter of the Community Association Institute and recognized for her outstanding participation in the advancement of better living within condominium and homeowners communities. Carolyn has earned a number of coveted industry designations including the CMCA (Certified Manager of Community Associations); the AMS (Association Management Specialist); and the CFPM (Certified Florida Professional Manager). At Sandcastle, Carolyn manages a portfolio of communities in Lee and Collier Counties. Carolyn has resided in Naples for the past 11 years.

Joel Messinger is a licensed CAM and a 34 year veteran of the association management business. Joel formed his own management company, Community Associations Services in 1987, which he operated for 21 years. Community Association Services managed over 125 communities and 18,000 units on Florida’s east coast. From 1985 to 1987 Joel was the Director of Core Pointe Corporation, the Master Association for Wellington; one of the largest property owner associations in the state of Florida.
Joel is also a published writer! From 1981 to 2008, Joel wrote a question and answer column for the Boca Raton News that covered topics unique to the HOA/Condo association business. Joel earned his Bachelor’s degree from New Paltz, State University of New York. At Sandcastle, Joel manages a portfolio of communities in Collier County, and assists in new business development.

Gloria Norman is a Florida licensed CAM and actively involved in Association management since 2006. Gloria previously worked for
R & P Property Management, a large Naples based management company, and managed 16 communities throughout Lee and Collier County. Prior to 2006, Gloria worked for The Ronto Group, a prestigious developer of commercial and residential properties for 6 years. Gloria is also a licensed Florida real estate sales person. At Sandcastle, Gloria manages a portfolio of communities in Lee and Collier County.

Mike Morrow is a Florida licensed CAM and also holds the CMCA designation (Certified Manager of Community Associations). Mike is an 11 year veteran of the association management business and currently manages a large luxury condominium association in Naples. Prior to joining Sandcastle, Mike managed a portfolio of 17 associations for a number of years and has worked as an on-site manager for other prestigious communities. Mike was also a state health inspector for the state Dept of Health and a supervisor of investigators for Collier County. Mike has resided in Naples since 1992.

Barbara Figueroa has been a licensed CAM since 2001. Prior to joining Sandcastle, Barbara worked as a manager for a national property management company that specializes in Condominiums and HOAs. In addition, for 10 years Barbara was the manager of 9 communities within the Worthington Country Club in Bonita Springs where she had day-to-day management oversight of 799 homes. Before Barbara started her career in residential property management, she was the Facility Manager for the corporate headquarters of ACCO Brands, a national office supply company and she was responsible for the management of a 5 story office tower. At Sandcastle, Barbara manages a large homeowners association in North Fort Myers and she calls Cape Coral home.

Eduardo De Armas has been a Florida licensed CAM since 2002. Eduardo has managed portfolios of condominium and homeowner associations as large as 18 communities at a time. Mr. De Armas currently manages a luxury condominium community in Naples consisting of both residential and high-end commercial retail units. Prior to joining Sandcastle, Eduardo owned and managed VE-PRINT, a successful full-service printing company and J.E. D’Armas Labels located in Venezuela. Mr. De Armas was the recipient of the 2005 Manager of the Year Award presented by the South Gulf Coast Chapter of the Community Association Institute. Eduardo studied at the Catholic University Andres Bello, School of Law in Caracas, Venezuela and he is fluent in both Spanish and English.

Karla Ruggerio is a Florida licensed CAM and provides comprehensive administration support to the Sandcastle Management team. Karla oversees the day-to-day customer service for 22 Condo/HOA associations throughout Collier and Lee counties. Prior to joining Sandcastle Community Management, Karla was a Credit Analyst with Motorola in New York State. Karla is a graduate of Stony Brook University and she holds a degree in Social Sciences. Karla has resided in Florida since 2003.

Julie Dana is a licensed CAM and the Director of the Marco Island Division of Sandcastle. For the past two decades, Julie has held several key positions in resort management; most notably at Marriott International for over 10 years. Julie was an integral part of the grand-opening of the Marriott’s Crystal Shores on Marco Island, and has also held management positions at the South Beach Marriott and the Doral Golf Resort & Spa. Julie obtained her Bachelor of Science in Business Administration from the University of North Florida and is a Licensed Real Estate Salesperson and a Notary Public. At Sandcastle, Julie is responsible for the Marco Island Condominium/HOA division and resides in the area with her fiancé.
